摘要

由於土地開發投資決策之眾多的考慮因素，有些會交互影響、有些是無形的、有些是非可量化的，這些都增加了決策的困難度，本研究擬藉由分析層級程序法(Analytic Hierarchy Process, AHP)，發展出一套決策支援評估系統，便於土地開發業者將眾多之投資開發案，做有系統之評估排序，以為投資開發土地時決策之參考，研究發現本文利用分析層級程序法計算三筆土地個案價值排序與政府對三筆土地公告現值排序相同。

Because real estate development valuation investment decision have many considerable factors, than they will influence each other, some are invisible, even some do not to quantity, that all increase decision's difficulties. This research will by the Analytic Hierarchy Process (AHP), developing a set of decision support valuation system to help the real estate development policy reference. Study result Analytic Hierarchy Process method to calculate three land individual cases value a row the preface and government to arrange a preface homology to three land announced land current value.
