建築工程綠圍籬生命週期成本之研究

A Study on Life Cycle Costing of Green Fence on Construction Site

摘要


在營建工程中,對於起造人而言,成本往往會是其考慮重點之一,而以往起造人在設置建築工程綠圍籬時,僅考慮期初建置之成本,往往會忽略後續維護管理的成本,使公司增加其建造成本,而完整的成本應計算產品生命週期每一階段所產生出的成本。 本研究從生命週期成本(LCC)分析的角度探討建築工程綠圍籬中不同組合形式與維護管理方式等項目之生命週期成本(LCC),主要以市面上常見之建築工程綠圍籬為主要研究對象。藉由訪談調查法對各不同工程綠圍籬形式與維護管理方式做調查與紀錄,再以歸納法進行分類後針對不同類型的建築工程綠圍籬作生命週期成本(LCC)計算;生命週期成本主要以下列五項為主;資本(Capital)、維護管理成本(Maintenance)、燃料成本(Fuel)、更換及修繕成本(Replacement)、殘值(Salvage),其主要計算項目包括使用年限、工程綠圍籬的構件材料、項目以及給水系統設備項目與其成本、維護管理方式與其成本等。 經調查結果本研究歸納整理出,建築工程綠圍籬組合形式依結構系統分類可分為四大類:(一)支撐層:角鋼支撐;基盤層:植栽磚槽式;(二)支撐層:獨立框架;基盤層:嵌板式;(三)支撐層:單元井字框架;基盤層:植栽磚槽式;(四)支撐層:無;基盤層:植栽毯,而維護管理方式則可分為兩類:(一)業主自行維護管理;(二)景觀業者維護管理。而各不同建築工程綠圍籬生命週期若以五年為期,以CASE-3B支撐層以單元井字框架為支撐架構方式;基盤層為植栽磚槽式;給水系統以電子式電磁閥與定時器;給水設備為微噴灌系統,維護管理方式採景觀業者維護管理之組合,其花費為570,211.3元,為生命週期成本(LCC)最低之組合;而花費最多的為CASE-2A組合形式,其支撐層以獨立框架為支撐架構方式;基盤層為嵌板式;給水系統以電子式電磁閥與定時器;給水設備為微噴灌系統,維護管理方式採業主自行管理,其花費為763,431.2元。
