摘要 根據修改後的Chiappori and Salani´e (2000)模型,本論文實證研究台灣不動產抵押貸款資訊不對稱問題,實證結果發現,銀行與貸款人之間存在顯著的資訊不對稱現象,但若控制違約金額變數(即設定某一特定的違約金額門檻,做為決定違約與否的條件之ㄧ),將有助於降低不動產抵押貸款訊息不對稱問題,其中,以設定違約金額門檻為150萬或200萬的效果較佳。另外,以違約金額連續變數做為被解釋變數處理訊息不對稱問題時,銀行小額放款(即初貸金額較低)的資訊不對稱程度將較大額放款來的小;類似蔡英哲(2008)的研究,本文亦發現,台灣不動產抵押貸款以違約金額連續變數進行迴歸分析,較違約與否虛擬變數的處理其模型效果為佳。 關鍵字:資訊不對稱,不動產抵押貸款
Abstract The Chiappori and Salani´e (2000) proved that it existed asymmetric information in the market of automobile insurance. We use the unique data form one of banks famously in Taiwan that exceed thirty thousands to study asymmetric information of loan by mortgage in Taiwan. The result we find that it existed asymmetric information significantly between bank and accommodators. We set up one of default amounts standards to judge the default of accommodators. The result supported to the third control variable which divided default amount from one million five hundred ten thousand dollars and two million dollars are the best methods to solve our problems. According to the result of probit regression , we suggest that the bank`s goal of loaning money for small when the response variable is the qualitative data , our models use quantitative data is better than qualitative data in the response variable as the market of automobile insurance.
