本研究主要探討綠建築應用對台灣建設公司經營競爭優勢之影響,我國目前取得綠建築候選證書及綠建築標章者仍以公有建築佔大多數,由此可知民間企業對於綠建築的參與仍有待加強,本研究以國內已取得綠建築標章之公有建築物及集合住宅大樓進行案例之分析,並以問卷訪談檢視綠建築政策推廣的成效及消費者對綠建築的接受程度。 由問卷結果得知,僅有28.9%之受訪者知道綠建築九大指標,且受訪者雖認同綠建築是有益於環境的,但有67.7%之受訪者認為綠建築產品不易購買,且高達87.5%之受訪者認為綠建築不易維護,顯見綠建築推廣之重要性。而在綠建築的未來發展方面,有64.6%的受訪者購屋時會以綠建築為首要選擇意願,且若以綠建築標章為首選,則有68.5%的受訪者會受吸引而選擇綠建築,而大部份的受訪者對於購買綠建築住宅需增加之購屋成本,可接受之額外費用至多為10%,該費用之回收年限極限為10年內。 本研究藉由相關數值可瞭解受訪者對綠建築政策的瞭解程度及的滿意度,並針對目前所推行之制度提出建議及改善方案,日後可供建築同業參考。
The research was conducted to study the influence of the use of “green building engineering” on the competition advantages for the construction company management in Taiwan. Thus far, those have obtained “green building candidacy” or “green building certificate” are mostly public buildings, and the participation in the “green building practices” by the private sector needs to be much more enhanced. The emphasis of the study was placed on case study of existing buildings with “green building certificate” both in public and private sectors which include apartment residential and government office buildings based on the green building engineering concepts and specifications commonly practiced in Taiwan. A survey was also conducted to examine the progress of the governmental green building promotion program and its acceptance by the civilians in Taiwan. The results of the study revealed that, even though most of the surveyed acknowledge the benefit of green building on the environment protection, only 28.9% of them understand the 9 major indices of the green building certification in Taiwan.Also, 67.7% of the surveyed thought that it was a difficulty decision to buy a house with green building certificate and 87.5% thought it was even more difficult to maintain the green building house.Therefore, it is very important to educate and promote the green building engineering applications to the civilians in order to better implement in Taiwan.Moreover, about 65-69% of the surveyed people indicated that they would consider or actually purchase a green building house if the additional cost is within 10% and the maximum return period of the investment is less than 10 years when the green building engineering is applied during the design and construction of the buildings. The results of the study also provide preliminary knowledge about the understanding and satisfaction by the civilians about the related government green building policy.In addition, suggestion and improvement tactics were also revealed by the study to provide useful references for the construction company in the future management regarding green building engineering in Taiwan.
