本研究針對國內某商業銀行的房屋信用貸款為依據,採自2004年1月至2007年12月期間,向該銀行申請個人房屋貸款之女性客群為抽樣母體,由於納入本研究的正常戶與逾期戶樣本數呈現比例差異過大情形,在進行邏輯斯迴歸分析時,容易發生將逾期戶誤判為正常戶,故有關樣本的選取採1:1配對方式,即隨機抽取正常戶200件與逾期戶200件,進而探討女性購屋逾期放款的主要影響因素。 結果顯示在投入12種自變數中,採用正向逐步選擇法得出8項與假設相符,分別是婚姻、年齡、貸款用途、職業、職位、區位、借款金額、貸款成數,另有4項和假設不符,分別是年資、價值、型態、保證人。提供銀行未來針對貸款的女性客戶調整授信政策的參考依據,以增加違約戶之篩選進而減少金融機構損失。
Recently, the intense competition among banks has led to lower facility standards for higher market share, thus causing deterioration in facility quality and increased percentage of overdue mortgages. Meanwhile, the consumption power of female is gradually highlighted because the increasing female working population brings about higher disposable incomes and purchasing capabilities, which are reflected by the fact that more women are purchasing houses. With the climbing percentage of overdue mortgages, much research on non-performing facility risks has been carried out home and abroad but the analysis on the credit ranking of female mortgagors is relatively rare. Therefore the paper, on the basis of the samples which are taken from bank mortgages by individual females, discusses the major factors contributing to the breach of female mortgagors; the research was carried out from Jan. 2006 to Dec. 2008 and risk segments among customer groups are established by using the logic regression model. The results show that age, marriage, purpose, occupation, Position, location, pattern, borrowed amount and mortgaged percentage are significantly related to overdue payment, and this may serve as the basis for banks to formulate mortgage facility policy for females.
