新北市北大特區居民的居住地選擇與決策之研究

A Study of Residential Choice and Decision of the Inhabitants in National Taipei University District

摘要

位於新北市三峽區及樹林區交界處的北大特區，自民國86年公告區段徵收開發以來，截至民國99年3月已經達到2萬2548人，短短十餘年間人口數即增加了2萬多人，已然發揮了北大特區住宅區位的能力，減緩了臺北市以及新北市中心人口密度過高的問題。本研究目的在了解新北市北大特區居民居住地的選擇動機與決策機制，透過不同背景的居民間選擇能力與選擇需求的差異性，來探討居民選擇居住地還有做決策時所考量的因素。本研究首先透過質性田野訪談，以實地了解居民的遷移狀況，接著以北大特區內的家樂福大賣場為取樣點，進行量化研究，總共得到280份有效樣本，並以SPSS17.0中文版進行資料處理與分析。研究結果發現，居民在以下層面考量會選擇北大特區：在經濟層面考量房屋價格較低廉；在社會層面則考量規劃退休人生；在內部需求考量房子較原居地大而決定遷移；在外部需求則考量街道規劃、交通易達性、學區良窳及遠近程度而決定遷移。由研究結果歸納，不同個人背景屬性的北大特區居民，在選擇需求以及選擇能力上皆達到顯著差異；而選擇能力與選擇需求間亦有顯著正相關。

Up to March in 2010, the population in National Taipei University District, which is located in Sansia and Shulin District in New Taipei City, is up to 22,548. The population increased more than 20,000 within two decades since National Taipei University District started to be developed. Therefore, National Taipei University District not only relieved the rapid increase of population density in Taipei and New Taipei City, but also turned residential gradually. The purpose of this study is to understand the motive of residential choice and decision-making process and mechanism in National Taipei University District; also, to know further by investigating significant distinctions in different background of the inhabitants and their needs as well as abilities. Using a qualitative approach, in-depth interviews of local residents were carried out in National Taipei University District. In addition, using a quantitative approach, the shopping mall Carrefour was served as a sampling area. The data were collected through a questionnaire survey of 280 valid samples. After processing by SPSS for windows 17.0 statistical software, residents chose to stay in National Taipei University District could be analyzed and summarized by some reasons: cheaper price in economic dimension; planning retired life in social dimension; bigger space than before in interior needs; urban planning, traffic accessibility, school evaluation and accessibility in exterior needs. The findings of this research could also be concluded as follows: there are significant distinctions in different background of the inhabitants and their needs as well as abilities; there are significant related in needs as well as abilities.
