需求者對永續相關住宅性質之選擇傾向-以公寓大廈型集合住宅爲例

A Study on the Choice Tendency of Demanders to Sustainable Related Residence Characteristics-Case of Collective Housing in Taiwan

摘要


近年來、國內的永續發展已進入了實際執行的階段。對於住宅的規劃設計而言,需求者如何看待與永續相關的住宅特性,會直接牽涉住宅的供給,進而對城鄉規劃及社會的永續發展造成影響。爰此、本研究希望得知需求者對於「永續發展」相關之住宅性質的認知狀況,以及在經濟條件的限制下,如何對這些住宅性質進行取捨?而此種取捨的結果又與學理及文獻相差多少?藉以作爲未來住宅規劃以及住宅永續發展之參考。本研究以取捨評估法(trade-off game)爲主要研究法。結果發現,台灣的需求者對永續相關之住宅性相當期待。然而在經濟的壓力下,最易放棄「環境規劃」方面的特性,而偏向選擇與自身經濟利益有關的項目。研究結果也顯示這些住宅性質可分爲三類,即「持續穩定群」、「潛力發展群」與「暫時擱置群」,對於住宅永續發展的策略各具意義。

Opinions of housing demanders to sustainable related characteristics could directly influence the housing planning and the supply, and further to affect the social and regional development of Sustainability. Thus, this study would like to figure out how demanders regard the sustainable related characteristics of hosing, and how they choose among these characteristics under a budget restrict, and how different is the preference tendency of demanders with the academic theories. This data could be an important reference to housing planning and the sustainability of residential environment. This study takes 'trade-off game' as main analysis method. The research result indicates that the demanders in Taiwan expect a lot of the sustainable characteristics of residential environment. But when they under the economical pressure, they would tend to abandon some characteristics of environmental planning to choose the ones increasing their own economic benefit. This study also reveals that these characteristics can be divided into 3 groups, there are 'group of continuously stable', 'group of developing potential', and 'group of temporarily put aside'. Each of them has different strategic meaning to the sustainable development.
