本研究藉由既有商用建築物變更使用之實際空間運用防火避難的角度檢討各樓層平面與空間配置計畫,以各項法規檢討既有建築物防火避難的不足處後,再運用建築物防火避難安全性能驗證技術手冊、簡易二層法及火災數值模擬軟體FDS電腦模擬試驗為驗證計算方式,評估變更使用後所改善的各項檢討元素:如居室裝修材料、開口、走廊寬度、排煙方式、直通樓梯等;變更原使用類組為商場使用項目及觀光旅館客房部等規定項目檢討直通樓梯總寬度765公分小於法規規定的1292.06公分之總寬度不足的情形下,以性能式設計避難餘裕時間,檢討總樓地板面積計算最大使用人數為13483人,驗證判定為安全。 研究結論並提出避難性能提升之對策以作為類似通案性解決方案如:垂直、水平動線之避難性能、挑空中庭之防排煙機能維護、避難陽台設置等考慮原則,另提出有關研究案例避難層中庭等開放空間,是否有足夠之避難空間供總避難人數使用,以及都市防災整體考慮作為後續研究方向之建議。
