The objective of this research is to explore the related problems of reverse mortgage and old-age income security under high ownership rate of house in Taiwan. The convenience sampling method was used to collect the preliminary data from own-house customers of Land Bank of Taipei city and New Taipei city. A total of 450 questionnaires were distributed, 410 valid questionnaires were collected, comprising the validity response rate of 91.1%. Regression analysis was used to test the hypotheses. The research results were list as follow: (1) Old-age income security has a significantly positive influence on willingness to apply reverse mortgage. (2) Financial literacy has a significantly positive influence on willingness to apply reverse mortgage. (3) The involvement has a significant moderating effect between the influences of old-age income security on willingness to apply reverse mortgage. (4) The involvement has a significant moderating effect between the influences of financial literacy on willingness to apply reverse mortgage.
