台灣木構造房屋建築市場現況調查分析

摘要

本研究的目的在瞭解台灣木構造房屋建築現況，建築用材消費情形，探討木構造房屋建築業者認為民眾購買木構造房屋時的決定因素，業者對木材供應廠商選擇的決定因素，以及業者對未來經營上所關心的問題。全台灣地區共有20家木構造房屋建築業者被抽樣調查，並沿用因素分析以判定其屬性的重要性。結果顯示：2×4桁架式木屋占全部木構造房屋建築數量約為42%，而且此比例有逐漸增加的趨勢。業者認為民眾選擇木構造房屋的主要決定因素有房屋堅固、房屋式樣及造型、售後服務、聽親友的意見、木材樹種、用材等級、媒體廣告，以及施工期間要短等。木構造房屋建築業者選擇木材供應廠商的主要決定因素有能供應低廉價格木材、與業者私人關係良好、過去生意來往良好、能長期穩定供應木材、木材品質，以及能提供技術資訊等。木構造房屋建築業者未來經營上所關心的問題，主要的是木材價格、國內建築法令及規定、非木構造房屋建築的競爭、員工的雇用、國外森林保育政策，以及廢料的處置等。

The purpose of this study was to provide a better understanding of the market of wooden frame house construction in Taiwan. Purchase behavior of wooden house consumers and wood material supplier attributes were investigated. Future managerial problems concerning wooden house construction companies were surveyed. A total of 20 companies provided information. MANOVA and factor analysis were used to identify determinant attributes. The results indicate that overall wooden frame house construction has decreased. Currently, ”2×4” platform frame construction (PFC) comprises approximately 42% of total wooden frame house construction in Taiwan, and its market share is expected to grow continuously. Attributes that most influenced wooden house consumer's purchase behavior included: solidity of house, style and design of house, after-service, recommendations by friends and relatives, tree species, short construction time, media inilnence, and lumber grades. Attributes such as competitive pricing, personal relationship with suppliers, previous business with suppliers, supply stability, wood quality, and supplier's ability to provide technical information most influenced wood purchase decisions. The following problems are perceived by wooden house construction companies, mostly related to their future concerns: wood prices, domestic coastruction laws and regulations, labor and employees, competition from non-wooden houses, foreign forest conservation policies, and disposal of wood waste.
