地政士產業經營服務分析之研究－以桃園市為例

摘要

本文是在探討地政士服務分析之研究，大部份的不動產買賣都是透過地政士服務及處理相關產權事務，本研究是以桃園市地政士業者為研究對象，透過地政士業者做專家訪談來了解對人民更優質的服務，針對地政士業者也推動地政士的便利包服務，便利包的內容包含近期政府重大政策宣導及相關地政資訊服務，協助地政士進一步了解最新政策法令動態及相關業務聯繫窗口以及推動便民專區來結合地政士業者和人民之間的服務關係，人民可以透過QR code專區來處理相關地政業務或臨櫃辦理及e化服務及通亯服務等相關管道搭配地政業者的服務來快速完成地政相關服務。本文透過對地政士倫理的實證研究，採四禑理論構面來驗證地政士的服務評價行為意圖間的關係性，並以決策實驗室分析法來觀察對地政士服務行為意圖產生影響，經過構面及準則之間相互影響的關係來找出主要影響源及次要影響源是那些，經實證分析對本文地政士服務的結論提出適當的建議及改善的方法來達到本研究的結論及目的，本研究也提出了五項的假說來分析經營策略與競爭優勢等相關顯著影響關係，本研究透過此次研究結果期望能有助於地政士在經營的競爭力及服務性。

This study is to explore the research service analyzes the Lands with disabilities, most of all through the sale of real property services and treatment related disabilities Lands property matters. In this study is based on the industry Taoyuan City Lands persons for the study, this interviews with experts Lands with Disabled industry to understand the people better service, for Lands with disabilities industry also contributed to the Lands with disabilities convenient package services, content, convenience package contains recent major government policy propaganda and related Lands information services to assist Lands with disabilities understand better how dynamic and relevant the latest policies and laws business contacts window and push to combine the convenience zone service relationship Lands industry and the people with disabilities, the people can be handled by QR code associated Lands business area or counter and handle and e-communications services and other related services with Lands to quickly complete the Lands related services. By this report, empirical study of Lands with disabilities services, use four theories aspects service evaluation to verify the relationship of behavioral intention between Lands with disabilities and to observe DEMATL for Lands with disabilities service and affect behavioral intentions, through aspects the relationship between interaction and guidelines to identify the main the influential factors and secondary impacts are those by empirical analysis and make appropriate recommendations to the conclusion of this article Lands with disabilities and ways to improve services to achieve the conclusion and the purpose of this study, this the study also made five hypotheses to analyze the relevant significantly influence business strategy and competitive advantage and other relations, hope that through this study, the findings will contribute to the competitiveness and Lands with disabilities in the service business.
