台積電辦公室設施管理應用BIM技術之發展藍圖

Development Roadmap of Facility Management Integrated BIM Technologies in PUSD

摘要


近年來建築資訊模型(Building Information Modeling, BIM)已逐漸地被應用於建築與營建工程,其透過3D視覺化的立體模型及模型資訊來進行交流、分享與達成任務;至於與建築物設施管理之結合應用,雖處於起步階段,但經我們積極的與學者專家異業結合,並討論此技術於設施管理的應用與發展,並綜合分析其效益,於是訂立將BIM技術應用與建築物設施管理相結合為發展的方向。本文主要在探討建築資訊模型如何應用於建築物之設施管理,基於公共設施服務部已建置完成的BIM立體模型及其相關資訊,並檢視在既有周邊系統、運轉與維護建築物完整生命週期之所需,我們構思將其逐步應用於工作管理、設備管理、庫存管理及組織智能等面向,期能提升管理者在設施物業之管理與應用,舉凡採用網路工作管理平台、提升行動化效能、簡化工作流程、跨系統整合運用與任務指派及完整的智識傳承等等,更藉此提升維運管理績效、引導出更好的創新應用與管理,最後建立一套BIM與FM整合的有效做法,也期望給其它同業有所參酌。

In recent years, building information modeling (BIM) was gradually applied to architecture and construction engineering, and through 3D visual modeling and modeling information, BIM was exchanged, shared and accomplished. In respect to its integration with and application to FM of buildings, We had cross-industry alliance with scholars and experts, discussed the application and development of the technique on FM, and analyzed its benefits. Therefore, it was stipulated that the integration of the technical application of BIM and the FM of buildings was the direction of development. This study mainly discussed how BIM was applied to the FM of buildings. We thought about applying it gradually to the aspects of work management, facility management, inventory management and organizational intelligence in the hope of elevating managers' management and application of facilities and properties such as the adoption of network management platforms, the elevation of action effectiveness, the simplification of work procedures, cross-system integration and application and the complete inheritance of knowledge. Furthermore, the achievements of maintenance and operational management could be enhanced, and better innovative application and management could be introduced to build an effective method for the integration of BIM and FM.
