新世代臺灣物業管理發展趨勢:BIM整合設施管理之研究

New Trend and Development in Property Management in Taiwan: Integrating Building Information Modeling in Facility Management

摘要


許多研究指出營運維護階段在建築生命週期中不僅所佔時間最長,成本更高達80%以上。建築資訊模型(Building Information Modeling)作為建築生命週期中新穎的解決方案,不但能提供設施管理作業所需資訊需求,並能降低營運管理成本,改善設備竣工資料與維護記錄保存不易問題,將是臺灣物業管理未來發展應用的趨勢。本研究藉由文獻回顧與案例分析,廣泛收集國內外應用BIM整合物業管理相關案例,建構現階段BIM整合設施管理系統流程,以及物業管理未來導入BIM關鍵機制。研究結論指出,臺灣物業管理未來要能整合應用BIM,其關鍵在解決COBie標準本土化、RFID資訊串聯特性的限制克服,以及BIM發展機制確立等課題。研究建議未來物業管理服務應參考COBie標準,從營運管理角度,思考設計施工階段所需資訊,並確立BIM發展程度作為未來強化設施管理系統功能,以及擬定長期管理維護計畫資訊基礎。

A lot of research indicates that the operation and maintenance phase of a building life cycle is both time-consuming and costly (taking up to 80% of the entire cost). The Building Information Modeling (BIM) is a new solution for the building life cycle which can provide information to facility management, lower operational management costs, improve equipment completion information, and make record keeping easier to maintain. This will be the new trend and development in property management in Taiwan. This research examines both literature reviews and case studies in order to establish systems and processes for current BIM integration and to set up key mechanism to import BIM into property management. Results indicate that in order to have a successful integration of BIM with facility management, standards of COBie need to be localized, restrictions on RFID information need to be overcome, and development mechanisms for BIM need to be put in place. Results suggest that property management should refer to COBie standards; information used during the design and construction phases should be noted in the operational management; in order to enhance the function of facility management system the level of development for BIM should be made clear; and finally, proposing a long term foundation for managing and maintaining information.
