物業管理觀點檢核公寓大廈建築設計品質效益之研究

Base on Property Management View Point to Inspection Design Quality of Apartment Building in Basic Design

摘要


本研究基於大樓管理委員會與物業管理公司之營運立場,透過相關案例統整分析、專家訪談與問卷調查等方法,依據建築物內外環境、不同層別、不同空間部位別擬定建築物營運維護管理績效評估系統。並依據上述系統之空間設計要領檢核表,選用尚於規劃設計階段之案例圖面,模擬未來設計單位應用本研究所設計之物業管理觀點設計要領檢核表時的應用方法。在針對實際案例予以檢核、實證後,本研究進而提出以物業管理觀點(安全、保潔、財物、事務、設備維護及環境品質)的改善建議及效益比較分析。檢證結果顯示,物業管理介入建築物規劃設計階段對於後續營運維護管理除了具有增值效益外,本研究所設計的檢核表與應用方法亦能提供未來設計單位提升住宅環境品質,及方便管委會及住戶營運維護管理使用。

This study is based building management organization and property management companies will establish field, analyzed through the case, expert visits and questionnaire survey methods, development of buildings on different floors and different parts of the building space maintenance and management evaluation system, evaluation system based on case selection stage of planning and design, architects proposed a method to facilitate comparison checklist to use. After determining the checklist and application methods, the study proposed property management view point with analysis of comparative efficiency. The results show that the property management point of view of the practical impact of architectural planning and design, In this research, checklists and methods can provide an architect to enhance the quality of residential environment, and user-friendly maintenance.
