老舊建築物再利用之室內裝修審查流程初探

摘要

根據交通部觀光局對來臺灣的外國旅客統計，2014年整體來臺灣人數已接近1000萬人，而出入臺灣旅客中總計平均有72.57%為觀光客。臺北市因為受高地價高建築成本，近年來新建商務旅館數量無法滿足旅館業所需。因此利用老舊建築物再生再利用方式作為商務旅館，便成為一個有效而且快速的解決方法。老舊建築物用途變更以及如何改善商務旅館經營環境為本研究重要的課題。基於此，本研究以從文獻分析案例探討、建築物用途變更等探討老舊建築物再生再利用為商務旅館之關鍵因素。研究中以台北市商務旅館為研究對象，分析結果提供未來老舊建築物再生利用申請流程建議，以及經營此類商務旅館時應注意因素「營造工程」、「法規與流程」、「維護管理」及「旅館功能性」等項目及相關事項。

According to Tourism Bureau, MOTC for foreign visitors to Taiwan statistics, in 2014 the overall number of people in Taiwan have close to 1,000 people, and out of Taiwan visitors in total an average of 72.57% for the tourists. Taipei because by the high prices Highlands construction costs in recent years, the number of new business hotel was unable to meet the required hotel industry. Therefore, the use of renewable reuse of old buildings as a way of business hotels, has become an effective and quick solution. Change the use of old buildings and how to improve the business environment for this study hotelier important issue. Based on this, the present study to investigate the case from the literature analysis, use of a building changes and other old buildings to explore renewable reuse as a key factor in the hotel business. Business Hotel in Taipei to study for the study, the results should provide future recycling of old buildings recommend the application process, as well as operating a business hotel such attention factor ＂to create a project,＂ ＂regulations and procedures＂, ＂Maintenance Management＂ and ＂functional hotel＂ and other projects and related matters.
