消防系統設備規劃後的物業管理執行研究－以受信總機為例
Property management staff to effectively Implement the collection of residential fire management research - Take the trusted switchboard as an example
摘要
減低火災的預防措施最有效的方式即為配合政令宣導強化防火設備的架設，現行防火預警設備為偵煙感測器配合中央授信系統配套並以集合式住宅的建物為架構對象。物業管理人員對其執行使用多以經驗傳承，對不同建物不同防火預警設備無預先教育訓練，造成相關設備使用方法常有斷層與不知的現象。本研究目的以防火預報功能的流程加註建物防火系統設備的差異、防火設備預知的解決方法、整合指令告知、建置防火預警設備配合解決途徑等彌補人員變動造成消防報知預警執行的不足。並以（1）集合式住宅防火報知設備與執行管理者相輔功能探討（2）進行建置防火報知設備模擬解除研究與實作，歸納出不同建物因建築結構不同時防火報知系統差別。在防火報知的預警原則下，結合思達迪主動學習理論建置防火報知設備，克服物業管理人員面對不同建物及不同場所架設防火通報器材使用上的困境以達到防火通報的功能。

The most effective way to reduce the number of fire prevention measures is to strengthen the erection of fire prevention equipment in conjunction with the decree. The existing fire alarming equipment is a property targeted at the smoke detectors in conjunction with the central credit system and with the buildings of the ensemble. The management personnel used their experience in the implementation of many inheritance, and had no pre-education training for different buildings and different fire warning equipment, resulting in the phenomenon of faults and ignorance of related equipment. This study uses the fire prevention forecasting function process to add differences in the building system equipment, equipment foreseeable solutions, integrated instruction notifications, and early warning equipment cooperation solutions to make up for deficiencies in fire alert notification and early warning execution caused by personnel changes. It also discusses (1) the complementary functions of fire prevention and reporting equipment and executive managers of collective housing (2) The establishment of fire prevention and reporting equipment simulation research and implementation to overcome the difficulties of property management personnel in erecting fire prevention notification equipment in different building locations.
