台北都會區中餐廳選址之因素探討

摘要


本研究乃以開設中餐廳之業者作為研究對象,並以經營者的角度來進行中餐廳設點選址之評選研究,並邀請十家餐廳業者進行問卷訪問,目的在於探討業者在面對設店選址評選時,所重視與考量的構面及子因素。期能藉此研究之結果發現,提供經營中餐廳業者或個人,在類似構面、因素下做為決策評選地點之參考。 因此,本研究以中餐廳業者為研究對象,首先運用德爾菲法(Delphi method)篩選出評選指標,接著結合分析網路程序法( Analytic Network Process; ANP)發展出一套決策模式來幫助中餐廳業者進行設店選址的評選參考。根據研究結果顯示,對於中餐廳業者來說財務條件是他們評選設店選址的最重要構面,其次是市場因素、商圈因素及交通因素,最後則是店舖條件。總結而言,希望透過本研究所提出的研究方法與架構,除了可以提供一套解決方案來處理具相依性的設店選址評選問題之外,更可協助欲開設中餐廳之業者做為設店選址時之評選參考。

The objective of this study is to understand factors that influence Chinese restaurant owners in site selection. Research conducted includes questionnaires surveying ten restaurant owners/managers. Data collected provide better insight into factors owners and managers value when selecting an appropriate site for opening a restaurant. This study should serve as a reference for managers of Chinese restaurants or individuals who need assistance in evaluating locations and making educated decisions on choosing a site should they encounter similar situations. The research is conducted under The Delphi Method then developed into a decision-making system based on The Analytic Network Process (ANP). Findings indicate that the most influential factor for owners in site selection is financial condition, followed by, in descending order of importance, marketing potential, commercial district, traffic, and restaurant condition. Based on analytical study methods and a systematic framework, this study proposes a guide for Chinese restaurant owners and managers in site evaluation when opening a restaurant.
