Up to date, traditional jade markets still retained internationally known cultural characteristics of Taiwan; however, most of the public facilities in the markets are dilapidated and messy, and the security of internal environment is also at risk. In this study, the regional environment, internal space, facilities survey, questionnaire analysis, and in-depth interviews were analyzed and investigated among four jade markets in Taiwan, including Taipei Jianguo weekend jade market, Taipei Guanghua jade market, Taichung Guangfu jade market, and Taichung Big Jade Market (Jade View Garden). Taipei Guanghua jade market and Taichung Guangfu jade market were formed naturally in the beginning by gathering some antique stall keepers. Jianguo weekend jade market was proposed and founded by the Building Department of Taipei Municipal Government. And Taichung Big Jade Market was planned by private sector. The questionnaire analysis results showed that generally customers shopping in these four jade markets were not satisfied with the public facilities, especially the customers in Taipei Guanghua jade market and Taichung Guangfu jade market. For the latter two markets it is hard to reach an agreement by all of the owners, resulting to a poor standard of public facilities and management. Jade market is formed by a large number of vendors, if self-government was unable to be achieved, many problems of management, services, and development would be occurred. In this situation members of the Government should step out and help the markets to set up their organizations and provide funds to improve the public facilities in order to facilitate the management and maintenance. According to the market’s location and environmental characteristics, a short-term and a long-term plans for each individual market should be proposed for sustainable development. The goals for short-term plan, such as setting up a dialogue platform to receive the suggestions or opinions of customers and merchants, improving the surrounding landscape, the public facilities and hardware equipments, changing the traditional business model, and increasing the theme activities, should be designed and accomplished in a short period of time. Long-term goals, such as transforming the jade market from "traditional commercial market" into "the tourism and leisure theme market", and establishment of brand positioning, should be well planned. This study inspects the spots remaining to be improved, and proposes some feasible ways to improve the trading environment of jade markets. It is hoped that this investigation is helpful in promoting sightseeing industry and providing some suggestions to the public and private sectors when establishing new jade markets in the future.
