台北市民間小套房住宅空間特性與改善之研究

A Study on the Spacial Characteristic and Improvement of Studio Condominium in Taipei City

摘要


從台灣房地產歷史來看,小套房隨著景氣出現了三次週期性的推案熱潮,最近一波為2003~2007年,此代表其在台灣住宅市場裡佔有的一席之地以及未來這樣的小套房住宅產品仍可能持續的出現與發燒。然而國內對於小套房住宅之相關研究十分闕如,且多針對其投資特性以批判角度來探討,很少就根本性的住宅空間特性與使用者作深入的研究。 本研究試圖以空間計畫觀點─首先藉由統計雜誌上小套房住宅推案資料、蒐集市場上小套房住宅之廣告資訊,並藉由深入訪談五位實際操作過小套房推案之建築開發人員,從設計者的角度探討小套房類型以及住宅產品的內外部空間特性。再以深入訪談方式訪談七位小套房住戶,調查使用者之需求與用後感受,以使用者的角度評估小套房住宅品質。其目的在於探討這種形式住宅產品的規劃設計本質是否得當,以作為日後建築投資業規劃設計之參考 依前述分析,本研究將小套房住宅歸納為都會型、休閒型、學區型等三種不同類型,整理出小套房住戶之五大需求為便利性、經濟性、安全性、實用性、寧適性,而其中寧適性是目前小套房住宅空間計畫中最需改進的重點項目。此外,並以產品定位、鄰里單元空間、建築物空間、大樓維護管理、住宅單元空間等五大層面提出規劃設計參考原則。本研究認為區位是決定了小套房住宅類型的關鍵因素,而住宅品質卻決定小套房住宅的價值;本研究也認為小套房住宅確實有其存在之必要性,不應只是過渡時期的住宅產品。

Observed from Taiwan’s real estate history, the waves of studio condominiums have appeared three times with the economical boom. The most recent wave was in the years 2003 to 2007. This represents the importance of studio condominiums in Taiwan’s housing market, and also corresponds to the possibility of its continuous fever in the years to come. There have also been many studies relating to studio condominiums that downplays the importance of studio condominiums in the real estate market. However, most of these studies were analyzed from an investment point of view to criticize its investment value. Very few studies are from the consumer’s point of view on the fundamental housing space characteristics. This thesis is based on the study of spacial planning. It contains analysis of recent condominium transactions and interviews of related groups such as construction development personnel and consumers. Collecting and analyzing promotion, advertisements and information from various media of studio condominiums provide understanding of spacial design. Discussions with experienced contraction development professionals help expose the importance of spacial management of the interior and exterior from the designers’ view. Interviews with seven consumers to understand their feedbacks and needs helped give a better understanding of appraising the housing quality. All this data is analyzed and used as reference for construction planning in the future. According to the above analysis, the thesis includes five key requirements of studio condominium for its owner. They are convenience, efficiency, security, usability, and quiet environment. The environmental quality is the key component the present studio housing organization must improve the most. The thesis then explains product localization, neighborhood unit space, building space, building maintenance management and housing unit space as the five most important principles for studio condo designers. Location is believed to be the key aspect to determine the type of a studio condominium in this study. In the thesis, studio condo is divided into three types; metro, leisure, and school district. And the living quality decides the value of the condo. The thesis also proves that studio condominiums’ existence is a necessity in the real estate market.
