THE STUDY OF THE KEY SUCCESSFUL FACTORS OF THE REGULAR CHAIN---- AS AN EXAMPLE:REALESTATE AGENCY Student : Wan-Hsiung Hsieh Advisor :Dr. Huang-Hui Lee The chain business style experiences various stages in Taiwan to continue the vigorous development, has gradually become the main pattern in the modern commercial management. It may divide into several categories as " Regular Chain "," Franchise Chain ", and " Plural Form Chain. According to the investigation from Association of Chain and Franchise Promotion(TCFA),chain system registers amount to 859 shops in Taiwan, 2004, 21.3﹪ growth compared to 2003. But chain store's main office amounts to 62,637 shops,11.6﹪ growth compared to 2003, Regular Chain Shop has growth of 15.8﹪, and Franchise Chain Shop has growth of 9.9﹪。 The chain store takes the economical scale as the management objective, the large-scale development is the goal. But chain system development strategy should be decided at the beginning , even familiar management conditions result in different situation. At the same time, enterprise headquarter management styles are different, will cause enormous difference. There are several factors that influence the chain store management condition effectiveness in the market such as market condition, the industrial characteristic, the enterprise capability, the operator’s spirit, the resource demand, the cost efficiency, the management efficiency and so on. This research conducts the analysis research in view of the real estate industry, focusing on the factors insides the organization, not inquiring into factor about market condition and industrial characteristic. The key factor is the point. The enterprise has to control the key factor for establishing the competitive capability, otherwise eliminated easily in the modern market. Synthesizing the findings in my research, the key factors are “innovation capability”,” brand value” ,”human resource cultivation” ,”standard information management” in the real estate system success.
