高雄市集合住宅之住戶平面計畫的研究

摘要

本研究乃針對高雄市集合住宅之住戶平面計畫的供給特徵與分佈實態，做一全面性之調查與分析，並透過「時間軸」、「區域性」與「供給主體」等研究視點，探討住戶平面計畫之發展脈絡與區域性的供給特性；同時針對「國民住宅」與「民間集合住宅」兩大「供給主體」，做對照性分析，探討兩者之供給策略與規劃設計的異同，藉此建立高雄市集合住宅之基礎資料，作為今後都市型集合住宅之建設計畫的檢討與修正。
研究案例乃取自高雄市建管處所列管之1989~2005年高雄市集合住宅的使照資料與竣工圖面。研究之樣本數則包含國民住宅共5749戶，民間集合住宅計31061戶，兩者合計36810戶。經本研究結果得知，高雄市國宅之住戶平面計畫普遍受到國家政策的影響，整體呈現較單純的供給特性，且隨著時間的推移，逐漸朝向多元化的供給趨勢；民間集合住宅方面，歷年皆呈現多樣化的供給特性，其中，空間規模的供給則呈經年逐漸朝兩極化之供給發展，並以小坪數之空間規模的成長最為快速，同時，私室數也呈現逐年減少的供給趨勢，顯見近年家戶人數下降之現象對於民間集合住宅供給特性之影響。
此外，區域性供給特性方面，高雄市國宅之住戶平面計畫於各行政區的供給多採單一化之供給對象為主，僅以左營、前鎮與小港等三區呈現較多樣化之供給特性。民間集合住宅則以中心部、南高雄與北高雄，呈現各具有不同的區域性供給差異，其中更以新興區之住戶平面計畫的供給方向明顯異於其他行政區，而成為民間集合住宅最具區域性供給差異的行政區。

The research mainly aimed at the interior space plan of Public Housing and Private Condominium in Kaohsiung City.We attempt to do a cross analysis with the viewpoints of ”time frame”, ”regionalism” and ”suppliers” in order to understand the spatial composition characteristics and the evolution of the Multistory Apartment Building in Kaohsiung City in recent years. Furthermore, the differences of spatial composition characteristics between Public Housing and Private Condominium in Kaohsiung City are also emphasized in this article. By means of this research, we will establish a basic data of the Multistory Apartment Building in Kaohsiung City, which can offer some suggestions to adjust the direction of the Architectural Planning of the Multistory Apartment Building in Taiwan cities in future.
In our study, as time goes by, we found that while the interior space plan of Public Housing influenced by national policy of Kaohsiung City government, and it lacks of creativities and diversities which, on the contrary, can be totally displayed by Private Condominium.
Besides, the interior space plan of Public Housing in Kaohsiung City shows unitary qualities in most of administrative region. On the other hand, Private Condominium exists districtal characteristics among Kaohsiung administrative regions obviously.
