學校宿舍與民間出租套房之生活居住空間差異與相容性探討研究- 以國立臺灣海洋大學生活圈為例

摘要


隨著台灣教育日漸普及,大學院校急遽增加學生人數自然直線上升並逐年擴張,然各校礙於有限的資源及經費下,無法配合政策的腳步延展,往往校內之宿舍供不應求,又學校為求招生順利滿額,一般皆以該年度入學之新生為優先入住首要。也因此其他在校學生便相繼轉向校外民間租賃住宿,故每逢學期末階段,民間出租套房的需求量及流動率便不斷的往上攀升,又因政府法令之規範未能有效管理及輔導協助,致套房出租市場雜亂無章參差不齊,且逐年住宿品質有下降之趨勢,探究其原因主要是業者往往忽略了居住者空間的實際需求及屬性型構。為此本研究透過蒐集與研讀學者專家發表之相關論文、期刊、書籍等文獻資料。以評估方式與進行實地調查,並測繪民間套房出租之生活居住空間,另搭配問卷/ 訪談等不同方式,來分析使用者對生活居住空間的想法及訴求,最終探究出民間出租套房與學生宿舍生活居住空間之差異及相容性。並以各項資料研究之分析數據,歸納出優質的生活居住空間四大要素為(1)需求滿足性(2)生活便利性(3)作息自主性(4)空間舒適性,作為本研究探討之範疇。本研究「生活居住空間」之探討,除了可做為日後民間企業經營執行上之參考外,同時也能協助學校於宿舍各項業務推動與改善的方向。企盼在外住宿之學子們都能擁有生活空間之最佳品質及歸屬感,同時也能帶動兩者間有更多的相容性,將彼此「生活居住空間」的水平差距縮至最小。

With the increasing popularity of Taiwan’s education,universities and colleges are eager to increase the number of students naturally rising and expanding year by year.However, due to limited resources and funding,schools cannot cope with the pace of the policy.Often, the supply of dormitory rooms in schools is in short supply. Admissions to a smooth and full, generally the first priority for freshmen entering the school year.As a result, other students in the school have turned to private rental accommodation outside the school. Therefore, at the end of the semester, the demand for and the turnover rate of private rental housing are continuously rising, and due to the regulations of the government regulations, the management and guidance assistance cannot be effectively managed. , To the suite rental market chaotic uneven, and the annual decline in the quality of accommodation, the main reason for exploring the industry is often overlooked the actual needs of the occupant space and attribute structure. For this reason, this research collects and researches the relevant papers, periodicals,books and other documents published by scholars and experts. Conducting field surveys by means of assessment and surveying and mapping the living space for the renting of private suites, and analyzing the user’s ideas and appeals for living space with different methods such as interviews, and finally exploring the living space of private rental suites and student dormitories. difference. Based on the analysis data of various data studies, the four main elements of a quality living living space are summarized as follows: (1) Satisfaction of needs (2) Convenience of living (3) Work autonomy (4) Space comfort, as a study of this study Category.The study of "living living space" in this study not only serves as a reference for the future implementation of private business operations, but also assists the school in promoting and improving the business of dormitory business. Students who are looking for accommodation abroad can have the best quality and sense of belonging in their living space. At the same time, they also encourage more compatibility between the two and minimize the gap in the “living space” between them.
