摘要

在全球動態環境的影響下，近幾年國內也逐漸產生經濟成長趨緩、國民人均所得下降的挑戰。此外，由於社會人口結構逐漸轉變，促使國人對於居住觀念的改變且因工作需求而導致遷徙頻率也升高，又輔以在理財觀念轉的要素影響下，國人對於一般住宅的居住需求逐漸朝向「以租代買」的想法擴散。本研究利用個案訪談法，結合「同理心地圖」、「STP行銷策略定位(Segmentation, Targeting, Positioning)」以及「商業模式帆布圖」等工具，歸納出本研究個案公司如何善用中高階為目標消費者的市場策略定位，採用差異化行銷，提供有價服務，透過價值體驗延伸口碑行銷，以及黃金店面的篩選與進駐，提高量體附加價值，從而創造顧客體驗，提升顧客忠誠與回流。

With the slowdown of domestic economic growth, the decline in national per capita income, the transformation of social structure, the changes in people’s migration/concepts, the frequency of changes in workplaces, and the shift in financial concepts, the demand for housing is gradually The idea of rent replaces the concept of self-occupation in the past. This study uses case interviews, combined with empathy maps, STP marketing strategy (segmentation, targeting, positioning), and business model canvas maps to summarize how the company's case companies can use the middle and high-end target market strategies for targeted consumers, using differentiated marketing, Providing valuable services, extending word-of-mouth marketing through value experience, and screening and entry of gold storefronts to increase the added value of the volume, thereby creating a customer experience and enhancing customer loyalty and return.
