房地產賣方、買方及仲介三方之自用及投資策略解析：以台中市為例

本論文透過訪談房仲業高階經理人之方式，以賣方、買方及仲介三方觀點之解析，探究房地產自用及投資策略。受訪對象皆對於房地產具相當的瞭解；並在這塊領域，已從事房地產仲介至少15年以上。此外，受訪對象本身也有創業經營房地產仲介公司，目前個人服務對象多為金字塔頂端企業主、老闆以及各領域頂尖專業人士為主。因此，對於受訪的問題，皆能提供獨到與具有經驗的見解。房地產買賣除非是跟建商買預售屋、或親友、中人介紹，否則有八成左右都是靠仲介成交，故想投資房地產，仲介願不願意相互配合為核心要點。其中，投資房地產需清楚的瞭解並向仲介表達自己的需求；另外，投資案件務必親臨現場看屋。最後，與仲介維持良好關係、提供足額甚致於更加優渥的仲介費相當重要。掌握相關要點，即可源源不絕獲得獲利可觀的投資案件。

In this study, interviews were conducted with senior managers in real estate agencies to examine strategies for the personal use and investment of real estate properties from the perspectives of sellers, buyers, and agents. The interviewees had adequate understandings of real estate and had worked in the real estate industry for at least 15 years. They also managed their own real state agencies and mostly provided services to individuals in the top of the customer pyramid, including enterprise owners and top professionals in various fields. Therefore, these interviewees could provide adequate and unique responses to the interview questions. Except for those sold as presell houses or through friends or relatives, approximately 80% of properties are sold by agents. Therefore, collaboration with agents is key to real estate investment. Investors must clearly express their needs when communicating with agents and must visit a property in person before purchasing it. In addition, maintaining a friendly relationship with agents by offering sufficient or more generous agency fee is essential. Accordingly, investors can gain access to numerous real estate products that generate considerable profits.
