南科進駐對周邊旅館業經營策略影響之研究

摘要

本研究探討台南市中型商務飯店以上等級的飯店，因台南科學園區、台南科學工業區的建廠，其周遭飯店的營業模式是否受到影響，以及其經營方式有何改變。此外，台南市的飯店對於原本的觀光客層，又將採取何種經營模式？其模式是否受到南科興建的影響而轉移呢？面對南科建廠完成及經濟不景氣的循環，住宿率遞減的景況之下，其相對之因應策略又有哪些呢？本研究將對台南市中型以上商務飯店做經營模式之探討與討論；並選擇其中三間商務飯店主管，進行質化研究的深度訪談，探討各飯店對於南科興建之不同時期的因應策略，以及他們對台南地區飯店未來之經營策略之探討，以期為相同地區各飯店做為未來的經營模式之參考。在研究結論中，發現飯店業界已紛紛將重點住宿來源轉移為團體住客與其他客源，維持多元化住宿來源，平衡各項住宿收入的風險，觀光產業首重配合政府相關政策執行與人力資源管理，彈性變化經營模式，才能在第一時間掌握新客源。

This research report probe into the effect and the business models changes of business hotels in Tainan cause by the companies establishment in the southern Taiwan science industrial park. And beside, what kind of business models these hotels will take to face the market of tourist they already have? Will the models change by the influence? While the economy is in a slump, the rate of accommodation is getting lower,what kind of business models these business hotels can take? This research report will do the debate of the business models of the medium scale hotels in Tainan city. And invite three superintendents of three different hotels to make depth interviews, to analyse the business models for hotels in each different specified time of the companies establishment of southern Taiwan science industrial park, and the future business ploy. To make a consultation of these hotels’ business models for the future. This conclusion of research, the hotel have already change the business to travel agency and others. Keep various of business to increase the risk. Pay attention of the policy of the government to change on the business strategy of the hotel,and get the new customer at the first time.
