房屋仲介人員的社會支持對社會資本和工作鑲嵌關係之中介效果分析

摘要


本研究主要目的在探討房屋仲介人員的社會支持對社會資本和工作鑲嵌關係之中介效果,並檢測房屋仲介人員社會資本、社會支持及工作鑲嵌之關聯性,以及社會資本與社會支持是否會分別影響工作鑲嵌,最後檢驗社會資本對工作鑲嵌之影響,是否能透過社會支持產生中介效果,進而驗證房屋仲介業重視房屋仲介人員的社會支持之效益。 本研究以台灣地區目前受雇於房屋仲介業的房屋仲介人員為研究對象,問卷發放主要透過滾雪球抽樣以紙本問卷並輔以網路問卷(Google Docs)方式給予研究對象,總計共回收373份有效問卷。 本研究以描述性統計分析、信度分析、驗證性因素分析、相關分析及結構方程模式等方法檢驗研究假設,經實驗分析得到以下結果: 一、「社會資本」對「社會支持」具顯著正向影響 二、「社會資本」對「社群契合」具顯著正向影響 三、「社會資本」對「組織契合」具顯著正向影響 四、「社會資本」對「社群犧牲」具顯著正向影響 五、「社會資本」對「組織犧牲」具顯著正向影響 六、「社會支持」對「社群契合」具顯著正向影響 七、「社會支持」對「組織契合」具顯著正向影響 八、「社會支持」對「社群犧牲」具顯著正向影響 九、「社會支持」對「社會資本」與「社群契合」具中介效果 十、「社會支持」對「社會資本」與「組織契合」具中介效果 十一、「社會支持」對「社會資本」與「社群犧牲」具中介效果

The purpose of the study was to reveal the mediating effect of real estate sales’ social support on the relationship between social capital and job embeddedness. The study also examine the relationship between real estate sales’ social capital, social support and job embeddedness, and hence, explored the influence of job embeddedness on social capital, and social support. Furthermore, in this study, how job embeddedness was affected by social capital if real estate enterprises were able to attain benefits to sales’ social support as a mediating effects was investigated as well. In this study, there were 373 valid questionnaires, targeting at the employed personnel in real estate enterprises. Questionnaires were distributed primarily snowball sampling through hard copies and with online questionnaires. Data analysis includes descriptive statistics, confirmatory factor analysis, reliability analysis, correlation analysis and structural equation modeling. Results as followings: 1. Social capital has positive effects on social support. 2. Social capital has positive effects on fit (community). 3. Social capital has positive effects on fit (organization). 4. Social capital has positive effects on sacrifice (community). 5. Social capital has positive effects on sacrifice (organization). 6. Social support has positive effects on fit (community). 7. Social support has positive effects on fit (organization). 8. Social support has positive effects on sacrifice (community). 9. Social support has mediating effects between social capital and fit (community). 10. Social support has mediating effects between social capital and fit (organization). 11. Social support has mediating effects between social capital and sacrifice (community).
