本研究以內政部不動產交易實價查詢服務網取得102年、103年、105年與106年四年間之788筆資料為研究樣本,並將樣本分為公寓、透天、店面、住宅大樓、華廈和套房共計六類,以審計新村周遭為研究地理範圍,透過特徵價格法探討審計新村啟用後對當地房價的影響,並透過變數的走勢來瞭解當地房屋交易的狀況。得到以下之結論:以總價為應變數而論,公寓、店面、住宅大樓和套房的總價受到審計新村啟用的正向影響;對於透天與華廈的總價則無顯著影響。以每坪單價為應變數而論,住宅大樓的每坪單價受到審計新村啟用的正向影響;對於公寓、透天、店面、華廈與套房的每坪單價則無顯著影響。
In this study, 788 pieces of housing data in the Shen Ji New Village area in 2013, 2014, 2016 and 2017 were collected from the Ministry of the Interior real estate transaction price inquiry service network, and the samples were divided into apartments, townhouse, storefront, high-rise apartment, condominium and studio. An Hedonic Priceing Model is used to explore the impact of the Shen Ji New Village Reuse Project on local housing price. The distance to schools, markets, and so on was calculated by the Application of Google Map. The empirical results show: the total price of apartment, storefront, high-rise apartment and studio was positively affected by the opening of the Shen Ji New Village; there was no significant impact on the total price of the townhouse and condominium. In terms of the unit price, the unit price per unit of high-rise apartment was positively affected by the project; there was no significant impact on the unit price per unit of the apartment, townhouse, storefront, condominium and studio.
