民眾對高雄市自用住宅選擇因素之研究

People's Research on the Choice Factors of Self-use Housing in Kaohsiung City

摘要


購買不動產是許多人的夢想,然而不動產選擇過程中仍複雜且不確定性高,加上對住宅的要求,已不僅限於價格及空間,更涉及生活環境品質。不動產市場的發展確實有助於經濟成長,但臺灣長期處於低薪的情況下,所得多數用於支付房貸而犧牲生活品質及育樂是否值得?當購屋所遇到的問題更複雜,牽涉到更多影響因素時,這些因素往往會交互作用、互相影響,因此增加消費者在決策時的困難。 本研究希望藉由不動產消費者對於高雄地區不動產的喜好,主、客觀方式了解購屋者之偏好,進而在不動產選購時做出最正確的選擇與決策。研究中區分有轄區、交通、坪數、車位。再利用網路隨機問卷調查的方式進行取樣,運用統計及交叉分析來分析探討影響購屋決策者的相關因素,以提供最適當的購屋決策資訊並提出建議。 研究結果指出受訪者在選購高雄市住宅物件時,最喜歡左營區、三民區及苓雅區,31–60坪、3–4房、6–10樓、平面車位、透天及大樓物件。選購住宅物件時的價格大樓單坪金額區間為15–20萬、透天總價金額區間為800–1000萬。對於生活機能首重便利性希望設施以交通(捷運站、輕軌、火車站)、公園、綠地及量販店之需求,顯示受訪者,最不希望的設施為夜市、大型醫院及菜市場。 因左營區、三民區、苓雅區百貨商店、美食區林立,具備休閒、消費與便利交通等多種現代優質生活條件,顯示民眾首重生活便利及舒適性。 本研究並將此結論提供不動產投資業者,作為未來選擇、開發、經營與投資不動產決策時之參考,建議相關的政府單位可以跟不動產相關產業一同規劃,興建平價且適合大部份高雄市民需求的住宅物件,以解決現階段住的問題。

Buying real estate is the dream of many people. However, the process of real estate selection is still complicated and uncertain. Coupled with the requirements for housing, it is not only limited to price and space, but also relates to the quality of living environment. The development of the real estate market is indeed conducive to economic growth, but under the condition of low wages in Taiwan for a long time, is it worth to pay most of the mortgage to sacrifice the quality of life and Yule? When the problems encountered in buying a home are more complicated and involve more influencing factors, these factors often interact and affect each other, thus increasing the difficulty of consumers in making decisions. This study hopes to use real estate consumers' preferences for real estate in Kaohsiung, to understand subjectively and objectively the preferences of home buyers, and then to make the most correct choice and decision when buying real estate. In the study, there are areas of jurisdiction, traffic, number of pings, and parking spaces. Then use the network random questionnaire survey to take samples, and use statistics and cross-analysis to analyze and explore the relevant factors that affect the decision makers of home purchases, in order to provide the most appropriate home purchase decision information and make recommendations. The results of the study indicate that when shopping for residential properties in Kaohsiung, respondents most favored Zuoying District, Sanmin District, and Lingya District, 31-60 tsubos, 3-4 rooms, 6-10 floors, flat parking spaces, skylight, and building objects . The price range of the single building of the building when purchasing residential objects ranges from 150,000 to 200,000, and the total price range of the sky is from 8 to 10 million. For the convenience and convenience of living functions, we hope that the facilities will meet the needs of transportation (MRT station, light rail, railway station), parks, green spaces, and mass merchandisers, indicating that the respondents' least wanted facilities are night markets, large hospitals, and vegetable markets. Zuoying District, Sanmin District, Lingya District Department Stores, and gourmet areas are lined up, with a variety of modern high-quality living conditions such as leisure, consumption and convenient transportation, which shows that the public is the first to live convenience and comfort. This research provides this conclusion to the real estate investment industry as a reference for future selection, development, operation, and investment in real estate decisions. It is suggested that relevant government units can plan together with real estate related industries to build affordable and suitable for most Kaohsiung citizens. Residential objects to solve the problem of living at this stage.
