建蔽率與容積率管制在國內施行多年,是為使居住空間、經濟活動使用空間、生態保護區域等之規模與彼此間之相互影響關聯得以維繫平衡,在建築管理上所建立的重要把關機制。容積率管制由於是針對樓地板面積訂定開發上限,因此建築設計上對於各樓層之空間規劃、容積總樓地板面積之分配適宜性,均需在每次設計方案變更時反覆進行大量的人工計算。本研究嘗試利用BIM之物件導向資料庫特性,探討能否藉由外掛程式之撰寫,自動擷取各空間之屬性資料後,快速判斷與運算出各空間之容積樓地板面積及其總和,以期大幅減少人工計算時間成本與可能發生的計算錯誤,進而提升建築設計的效率與靈活性。 本研究透過實際案例之驗證,證明容積樓地板面積即時檢核外掛程式確實可有效取代人工計算容積總樓地板面積之作業,且計算結果是準確且可信的。除此之外,在發展即時檢核功能的過程中,本研究將容積設計檢核之相關規定從文字敘述形式轉換並彙整為計算公式,提供程式開發工作明確之系統需求架構。本研究亦以Revit為例,提出了符合容積樓地板面積即時檢核需求之BIM建模原則,以確保程式能順利取得檢核所需之空間資訊,並且正確計算出容積樓地板面積。
Building coverage ratio and bulk control have been implemented in Taiwan for many years. It is an important management mechanism established for building administration in order to balance the spatial development of housing, economic activity, and ecological protection. Building bulk control is based on the development ceiling for the floor area of the building. Therefore, the spatial design of each floor and the appropriateness of the distribution of the floor area of the main building should be repeated during the design process. This study aims to use BIM's object-oriented database characteristics to explore whether it is possible to automatically retrieve the attributes of each space by developing the plug-in program, and then quickly judge and calculate the floor area and the sum of the volume of each space, with a view to Reduce manual time costs and possible calculation errors, thereby increasing the efficiency and flexibility of building design. Through the verification of actual cases, this study proves that the real-time inspection plug-in program of the floor area of the volume floor can effectively replace the manual calculation of the floor area of the gross floor, and the calculation result is accurate and credible. In addition, in the process of developing the instant check function, this study converts the relevant provisions of the volume design check from the narrative form into a calculation formula, and provides a system requirements framework with clear program development work. Taking Revit as an example, this study also proposes the BIM modeling principle that meets the requirements for plug-in program to work on instant inspection of the floor area of the volume floor, and to ensure that the program can successfully obtain the space information required for the inspection and correctly calculate the floor area of the volume floor.
