摘要

本研究主要探討影響臺中市北屯區不動產價格變動之因素，以2012年及2013年北屯區的不動產交易資料，進行迴歸分析。其主要結果如下：公告土地現值、土地使用區分為商業區、總樓層數、房間數及不動產移轉附帶車位讓售等因素對不動產單價為正向影響。而路寬、移轉樓層為四樓、建築物型態為套房及屋齡對不動產單價則為負向影響。

This research discusses the factors influencing the price change of real estate in Pei-tuo District, Taichung. Regression analysis is conducted on the real estate transaction data of Pei-tuo District from 2012 to 2013. The results are as follows: the factors of announced land current value, business district, total floors, number of rooms and sales of attached parking space have positive influences on the unit price real estate. The road width, 4th transfer floor, suite pattern and property age have negative influences on the unit price of real estate.
