建設公司出錢買土地,找營造公司蓋房子,蓋好後再找代銷公司賣房子,所以建設公司就是起造人,也就是整件建物從一開始到完成的出錢的單位。 台灣小型建設公司林立,建設公司只能進行土地買賣、房屋建設、房屋買賣,但並不允許自行施工,若要推新建案只有兩種選擇自己設立一間營造廠或發包給其它營建商。因而,在台灣小型建設公司多無經營品牌的觀念。綜觀國內探討小型建設公司經營成功的因素與理論上,尚仍闕如。因此本研究以台灣南部某一小型建設公司為例,以深度訪談法來了解台灣小型建設公司的生存困境、成功經營關鍵探討,藉以探討小型建設公司在大環境競爭激烈下,如何突破重圍,得以成功經營永續生存,提供給小型建設公司做營運參考及後續研究之依據。
The construction company pays for the land, finds the construction company to build the house, and then finds a consignment company to sell the house, so the construction company is the founder, that is, the unit that pays the entire building from the beginning to the completion. There are many small construction companies in Taiwan. Construction companies can only carry out land sales, housing construction, and housing sales, but they are not allowed to carry out construction by themselves. If you want to launch a new project, you have only two options to set up a construction plant yourself or outsource it to other construction companies. Therefore, many small construction companies in Taiwan do not have the concept of operating a brand. Looking at the factors and theories of the successful operation of small construction companies in Taiwan, there is still no evidence. Therefore, this study takes a small construction company in southern Taiwan as an example, and uses in-depth interviews to understand the survival dilemma of small construction companies in Taiwan and the key to successful operation. The successful operation and sustainable survival provide small construction companies with the basis for operation reference and follow-up research.
