影響台中市公寓交易價格之研究

摘要

本論文研究為探討影響台中市公寓交易價格主要因素，及影響公寓房價主要房屋屬性。特徵資料來自內政部不動產買賣實價登錄批次資料庫，自103年3月至104年5月期間於台中市公寓房地產交易筆數資料，經蒐集資料共為1156筆樣本進行之迴歸分析。研究結果：影響台中市區住宅大樓房價的因素，依序為行政區域、屋齡、建物移轉面積、面臨道路類別、及車位；而台中市公寓平均總價為新台幣365.88萬元。

This study is to explore the factors that affect the transaction price of Taichung City, and affect the main housing properties of urban housing prices. Special Levy information from the Ministry of the Interior real estate transactions in the trial batch database, from March 2014 to May 2015 during the period in Taichung City apartment real estate transactions pen data, the collected data were 1156 samples, the regression analysis. The results of the study affect Taiwan In the urban residential building housing prices in the order of the administrative area, age, building transfer area, facing the road category and parking spaces. Taichung City apartment average total price of 3.65 million.
