摘要

建築設備故障率會隨著使用年限的增加而趨於頻繁，為確保設備機能正常運作，建築設備適度更新及維護顯得格外的重要。台灣進入高齡化社會而衍生的老人住宅需求日趨旺盛，老人住宅的經營管理儼然成為當前住宅管理的重要課題之一。本研究從永續發展的角度，探討榮民之家建築設備之更新改造課題，以期提升老人居住環境的經營管理品質。本研究以問卷及現場勘查來統計及了解榮民之家建築設備之現況，透過問卷的統計分析找出需改善項目含：火災緊報系統設置、電梯裡攝影機的裝置、電梯保養卡、照明設備清理保養資料、衛浴排水系統及衛浴防滑地板。最後針對所需改善項目至現場勘查，並記錄問題或給予改善建議。本研究成果有助於榮民之家後續的更新改造工作，並可增加老人居住環境的安全、健康、便利及舒適。

With the increase of useful life, construction equipment failure rate will be more frequent. In order to ensure that device function can be work properly, construction equipment moderate update and maintenance is particularly important. Meanwhile, Taiwan is get into aging society. The resulting is that seniors' residential needs are more strongly. And seniors' residential management is also become one of the most important issues. In response to this phenomenon, this study is from the perspective of sustainable development, the construction of veterans' equipment renovation project aimed at enhancing the management of the elderly living environment quality. First, this study conducts survey and site investigation to understand veterans' present situation of construction equipment, and through the statistical analysis of questionnaire to identify items for improvement: there are fire alarm system, elevator camera device, elevator maintenance card, lighting equipment cleaning and maintenance information, sanitary drainage systems and sanitary non-slip floor. This research will help veterans' update and transform their construction equipment, and result in seniors' living environment can be more safe, healthy, convenient and comfort.
