近年來建築物空間緊縮,許多居住型態已朝向高處發展而非是一地一戶之型態,如:公寓型、大廈型社區,目前這些居住型態在都市裡急遽增加中,住戶對於服務品質要求日愈增加。社區大樓管理的重點方針必須要依據「物業管理服務業發展綱領及行動方案」為借鏡施行,社區內部管理單位與住戶的溝通視為社區管理重點之一,傳統社區傳遞訊息方式乃係由管理單位人工謄寫訊息公告再貼附於社區公告欄及電梯內給予住戶觀看,若以傳統紙本傳遞之方式往往會因資源無法共享、訊息傳遞速度慢、上下溝通不易之因素等問題。現今網際網路通訊技術為傳遞訊息的重要管道之一,本研究運用雲端服務(Cloud Service)及物業管理(Property Management)兩者概念結合,利用雲端的資料代管服務建構一套社區資訊分享平台,以輔佐社區紙本張貼傳遞方式。本研究平台導入係以未委託專業物業管理公司代管之社區大樓為對象,管理單位可由社區資訊分享平台內新增訊息給予住戶得知,利用雲端無遠弗屆的廣大服務功能,進行社區讀取、新增或修改,能迅速及時掌握最新的訊息並避免遺漏。本研究開發的社區資訊分享平台與現今物業管理公司所建置之系統有所不同,本研究建置之平台不需花費購買、租賃軟硬體成本,且無資訊背景者亦能輕鬆建置平台,社區訊息儲存在雲端伺服器上穩定度較高,此平台的開發可利於長期習慣使用電腦資訊網頁者,提高社區資訊傳遞速度並提升社區管理單位之管理效益。最後本研究將透過實際案例導入其驗證,分析傳統紙本傳遞方式與導入資訊平台方式之差異性、建置資訊平台所遭遇之問題等,作為後續社區實際應用之參考。
Recently, the dwelled building have been changed. The dwellers become more demanding with the services they offered. Currently, the communication between the managed organization of the communities and dwellers are built the management organization on the boards publish the information. The management organization can published new messages for the dwellers in this system, and manage the information of the communities in anytime and anywhere. Therefore, this study develops a community information system by combining the cloud service with property management. The system in this study is different to other existing property management systems. The differences include it is free and there is no requirement of professional maintenance staff. The efficiency of delivering information in the communities will be improved by using this system. Besides, this system was tested in two real cases to analysis the efficiency between paper-based illustrations and digital illustrations, and also proposed problems. The results of the system application in this study can be as references in the future.
