隨著高齡化的時代來臨,老人服務需求持續增多,促使老人福利機構及高齡者相關服務日益增加。如何讓高齡者在原有社區環境中生活並且成功老化,已成為目前政府及社會所關注的焦點。物業管理服務項目中,「生活與商業支援服務」可提供物業代辦、諮詢行業、事務管理、照顧服務、生活產品(食衣住行育樂)及商業服務等,且又為最貼近住戶之服務業者,可以與高齡者相關服務需求做結合,拓展物業管理的另一種商機。研究結果發現高齡者大部份都選擇在目前的房子養老,滿意目前居住於社區中的狀況,並且願意對高齡者服務額外付費。高齡者服務需求量表經由因素分析結果共分為七個構面,分別為「休閒和社會參與」、「居家與改建」、「救援與關照」、「健康與醫療」、「多元照顧」、「資訊與家事服務」、「陪伴與諮商」,可作為未來推展高齡者服務相關業 者之參考依據。
With the era of aging, the demand for elders services is continuing increasing. To make elders aging successfully in the original community environments has become one of the major concerns of the government. Property management companies which provide services for the communities and the residents are the closest service providers to the residents. By combining the services for the elderly, property management companies can expand another business opportunity. It was found that the majority of the elderly choose to age at current houses. They are satisfied with the living status in the community and are willing to pay additional fees for the services. Through factor analysis, the demand of the elderly services can be divided into seven dimensions named leisure and social participation, home and alterations, rescue and care, health and medical care, multiple care, information and family services, accompany and counseling. It can serve as a future reference for property management companies when they consider promotion of the elderly services.
