永續住宅建築設備空間施工介面整合運用-以機電設備及管道、管線系統為例

摘要


建築物機電設備及管道、管線系統的每個環節須重視與生活結合運用。但現今建築投資者與營造施工者對於建築物機電設備及管道、管線系統運用及統合,主要還是在前期的開發利益與如期完工的領域,而完工交屋後建築物的設備維護管理與使用功能反而比較不被重視,如此卻導致建築物及設備使用壽命降低而需提前更換,造成社會資源過多的浪費及增加廢棄物的產生,故建築物更新再利用於延長建築設備生命週期為永續建築之實現中占重要地位。 為達到延長建築設備生命週期為永續建築之目的,可以藉由營造技術的整合和良好的維護管理及定期設備更新實現。本研究以機電設備及管道、管線系統為例,評估了建築法令制度在建築物系統設計與施工介面對環境控制的作用影響,以及建築設備運用於建築開發所能發揮的最大效益,增加居住品質及合理之建築空間規劃設計;從建築物之規劃設計初始,分析了建築規劃設計階段有關對環境控制與建築物有關的影響因素,建立了環境控制方案及建築物空間合理應用優先採用順序,以供建築業及營建業評估適用於各開發專案在環境控制與建築開發成果之掌握及經濟效益評估,最後對對介面整合提出一些建議,供同行參考。

Mechanical/Electrical/Piping systems in the buildings should integrate with daily life. However, the interface integration of mechanical/electrical/piping systems with buildings is considered by investors and builders mostly in the construction phase. The equipment maintenance of the buildings after the construction phase is often ignored, which leads to a short life-span of equipment and the waste of resources. Therefore, updating the construction to prolong the life-span of building equipment plays an important role in realization of sustainable housing. To prolong the life-span of building equipment and realize the sustainable housing, we can employ some feasible approaches, such as integrating the construction technology, performing the favorable maintenance of equipment and updating the equipment termly. In this paper, taking the mechanical/electrical/piping systems as the example, we estimate the influence of building statute on the designation of building and construction interface, the maximum benefit of building equipment and the designation of reasonable building space. Starting from the layout. process of the building construction, we analyze some influence factors on the environment control, and establish the environment control scheme and present a reasonable sequence of the utilization of building space, in order to provide a reference for the investors and builders in the designation of building. At last we present some suggestions for the interface integration of sustainable housing equipment space construction for a possible reference for craft brothers.
