臺灣老年人口比例在2007年已超過10%,其高齡化社會程度將愈來愈高,老人居住環境問題亦成為住宅經營急需關注的課題。由於老人生理、心理、收入與行動之變化,其對住宅之需求亦與年輕人有顯著不同。 本研究先對有關文獻進行探討。其次就臺灣老人住宅管理現狀進行分析,參考國外老人之住宅模式且針對老人住宅的建造空間設計、配套設施與服務作探討。由此指出適合臺灣的老人住宅經營方案。分析其環境因素、產業關鍵因素等。 本研究發現,所有安養住宅類型都需要配備基本的醫療設備、康復設施與醫護人員;建築體需要多設計戶外活動和不同層級會面的空間利於老人交流;住宅內部設計應充分考慮無障礙性適應老人身體的障礙;房型設計應多考慮多代同居住宅類型;服務人員品質非常重要,是硬體服務設施使用之重要因素。臺灣老人住宅如要經營成功,除了要興建適合老人之住宅模式以外,還必需「提高入住率」和改善各項
The proportion of the elderly in the Taiwan population excelled to 10% in 2007. Due to the population aging, the problem of the elderly housing management has became the urgent task for the housing business. Because of degeneration in elder person’s health, mentality, earning and behavions, there are big differences on the requinements of housings between the elderly and youngers. In this study, the form research concerning to elderly housings are surveyed first. Then the state of art of the elderly housing managements are analysed from four views, including constructions, space design, equipments and services using the examples of elderly housings of foreign countries for references. Next ,the development plan of elderly housing suitable for Taiwan are proposed by analysing environmental faction, industry key factors. It is found from this study , all elderly housings should have medical care facilities, rehabilitation facilities and physicians, building and layout be considening suitable for outdoor movements and intercommunication. In order to make success of elderly housing business management, the marketing be also improved.
