摘要

本研究源於內政部建研所97年度委託中華物業管理協會辦理「研擬物業管理服務業法（草案）」之研究成果，該成果2009年2月已送請中央主管建築機關辦理後續法制作業中。鑒於物業管理服務業（Property Management Services）是行政院93年11月10日第2914次會議通過，並於同年11月15日院台經字第0930051134號函核定推動之重要工作，且為 馬總統競選政見納入之重要政策項目，其目的為落實物業業主及物業管理人員與物業管理企業之制度化作業服務關係，俾從基層發揮推動永續社區發展之關鍵角色與功能。本文聚焦於物業管理服務業法（草案）對公寓大廈管理之影響，以相關之人、事、物等三角度進行探討，期使未來我國物業管理服務業法之相關內容，能更臻完善。

This study was originated from the research achievements of Preparation on Property Management Services Law (Draft) which was conducted by Chung Hua Property Management Association (CHPMA) under commission of ABRI in 2008. The final report was submitted to Construction and Planning Agency, Ministry of the Interior (CPAMI) for the follow-up legislation process. The paper will focus on the influence of Property Management Services Law (Draft) on condominium management, especially from the points of view on relating personnel, event, and property. It is also expected the subject matters of Property Management Services Law could be more perfect through this study.
