集合住宅大樓裝置智慧化管理設備項目之重要性評估

摘要


隨著建築智慧型設備技術的提升,新建之建築物可以整體性落實智慧化設施之規劃與興建。但是為數眾多之中高層既有集合住宅大樓更須要藉由智慧型設備的裝置,有效提升建築物的服務性能與使用者之生活品質。本研究將探討我國智慧化管理設備在集合住宅大樓中使用的現況,以及調查專家以及住戶對智慧化管理設備系統之必要性與重要性評估,並進行兩者之交叉比較,彙整智慧化管理設備系統裝置之重要性排序及差異性原因分析。經由專家問卷調查之後,智慧化管理設備系統之必要性與重要性評估排序分別為緊急求救系統、火警自動探測及警報系統、門禁系統、設備管理系統,住戶經由問卷調查之後,智慧化管理設備系統之必要性與重要性評估排序分別為門禁系統、緊急求救系統、警自動探測及警報系統。專家學者與住戶之間之最大差異性為住戶比較不重視節能性面向,但專家學者對節能性面向卻是相當重視,其原因為由於節能性面向的能源管理系統、太陽能發電系統等在社區大樓裡都由物業管理公司管理,也是導致住戶對於節能性面向不太重視。

With the improvement of building smart equipment technology, buildings newly built can generally implement the planning and construction of smart facilities. However, a large number of middle‐ and high‐rise buildings and old residential buildings require smart devices to effectively improve the service performance of buildings and the quality of life of users. This study will explore the current status of the use of intelligentized management equipment in old collective residential buildings in China, as well as the necessity and importance assessment of intelligent management equipment systems by survey experts and households, and conduct a comparative analysis of the two. The importance of sequencing and the analysis of the causes of differences in the management system equipment.
