中小型建設公司經營成功關鍵因素

摘要


隨著環境開放及科技進步的快速變化,台灣建設業不斷受到金融自由化與國際化的衝擊,使得整體建設產業的營運及組織,充滿轉機與危機。除了景氣及政策影響外,經營管理者也期望能夠永續經營。而對於建設產業來說,提供不動產高總價商品,是需要投入許多有形與無形的心力,在該行業的產製過程中,位居首要的土地開發、產品規劃,更是影響公司是否能夠獲利的重要因素。因此,如何設計規劃符合消費者的需求,是建設產業值得探討的議題。 本論文研究是探討中部地區中小型建設公司關鍵成功因素之探討。本研究採取詮釋型的質性研究法,經由相關文獻分析歸納出訪談大綱,並以房地產公司之經營主管、協力廠商、建築師等進行訪談及實地觀察來蒐集資料,相互佐證逐項討論建商推案過程及經營管理中,關鍵的成功因素。 台灣的房地產經歷了多次的景氣循環,加上房屋自有比率超過八成,業者如何迎合市場及各族群的需求,並讓建設業者永續經營創造出高附加價值之產品,並符合或創新當地居住的建築,建立口碑並提升服務滿意度,已是建設公司不可忽視的課題。

With the rapid opening of the environment and the rapid changes in scientific and technological progress, the Taiwan construction industry has been subject to financial liberalization and internationalization of the impact. It makes the overall construction industry operation and organization full of turning point and crisis. In addition to the impact of the economy and policy, managers also expect to be able to operate forever. For the construction industry, the provision of real estate high total price of goods is to invest a lot of tangible and intangible effort. In the industry's production process, ranking the primary land development and planning product also affect the company whether it can be an important factor in profitability. Therefore, how to design and plan to meet the needs of consumers is the construction industry worth exploring the issue. This paper is to study of successful management of small and medium construction companies. This study takes an interpretive qualitative research method, summarizes the outline of the interview through the relevant literature, and collects the information with the interviews and field observation of the real estate company's management supervisor, third party and architect. And then in the mutual support and one by one to discuss the process of recommending business and management of the key success factors. Taiwan's real estate has experienced a number of houses owned business cycle plus the rate of more than eighty percent. How the industry caters to the needs of the market and the needs of all ethnic groups and allows the construction industry to continue to operate to create high value-added products and meet or innovate the local residence of the building to establish reputation and enhance service satisfaction. It is the construction company can not ignore the subject.
