進入二十一世紀以後,隨著經濟的發展以及人口的少子化與老人化,對台灣的經濟與社會產生許多新的問題,其中,擁有不動產但卻每日為生活費擔心的老人之社會問題,愈來愈受到關切。同時也凸顯了國内社會普遍存在著「房產富人;現金窮人」的矛盾現象,而如何將這種擁有百萬甚或千萬房地產加以修正或改變使得這群老年人身邊有足夠的現金,藉以保障老人的權益以及維護社會的安全實有其必要性,因而有逆向抵押貸款(Reverse Mortgage)政策構想。希望藉由房屋逆向抵押貸款方式解決生活上的困境,進而知道自己所擁有的房屋該如何為自己的老年做一適度規劃。 本文以不記名問題調查方式探討35歲以上台中市民對不動產逆向抵押貸款之意願與較喜歡的逆向抵押貸款類型,以探討台中市民背景還境是否適合推行以房養老制度,進而提供讀者對「逆向抵押貸款」的了解。
Abstract The twenty-first century, with the low birth rate and economic development as well as the elderly population, the economy and society of Taiwan produce many new problems, which have real social problems but worry daily living of the elderly, become more and more concern. Also highlighted the prevalence of domestic society, "real estate rich; cash poor" paradox, and how will this have a million or even ten million estate to be amended or changed so that this group of older people have enough cash around, in order to protect the interests of the elderly and the maintenance of social security is necessary reality, hence the concept of reverse mortgage policies (Reverse Mortgage). Reverse mortgage loans by housing hope to resolve difficulties in life, and thus know how to have to make a modest house plan for their old age. n this paper, an anonymous questionnaire to explore ways of reverse mortgages for people over 35 years old Taichung willingness to reverse mortgages of real property with less like the type to explore the background of the people but also the environment in Taichung suitability to house pension system, thereby providing the reader "reverse understanding mortgage loans ".
